· Occupancy: The space is required on or before September 1, 2014.
· Term: The lease term will be for 10 years 5 years firm.

· General Location Requirements:
o Located within the Central Business District of Memphis, TN.
o After hour access required.
· General Design Requirements:
o Space must allow maximum flexibility for furniture placement, i.e. few or no columns or other obstructions and rectangular in shape with no curves or large open areas.
o Columns must be at least 25 feet from any interior wall and from each other and no more than 2 ft. square.
· General Parking Requirements:
o 14 onsite structured parking spaces
o Gate controlled, fenced and/or hidden from public view parking area.
· General Security Requirements:
o Visitor access to the space must be controlled by tenant.
The U.S. Government currently occupies office and related space in a building under lease in Memphis, TN, that will be expiring.
This is a notice of intent for the General Services Administration to solicit space for U.S. Immigration and Customs Enforcement (ICE) in Memphis, TN from Hub Properties Trust, 225 Washington St, Newton MA 02458, the current Lessor.
The Government will negotiate a sole source succeeding lease at the existing location: 775 Ridge Lake Blvd, Memphis, TN. This is due to the economic benefits, i.e. relocation/moving of personal property, telecommunication relocation, disruption, and tenant improvement costs which are not expected to be recovered through full and open competition. The government will negotiate with the current Lessor to lease approximately 7,707 rentable square feet of office space for ICE.
The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements, and telecommunications infrastructure, and non-productive agency downtime.
Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain.
