This is a notice of intent for the General Services Administration to solicit space for U.S. Immigration and Customs Enforcement (ICE) in Memphis, TN from Hub Properties Trust, 225 Washington St, Newton MA 02458, the current Lessor. The Government will negotiate a sole source succeeding lease at the existing location: 775 Ridge Lake Blvd, Memphis, TN. This is due to the economic benefits, i.e. relocation/moving of personal property, telecommunication relocation, disruption, and tenant improvement costs which are not expected to be recovered through full and open competition. The government will negotiate with the current Lessor to lease approximately 7,707 rentable square feet of office space for ICE. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements, and telecommunications infrastructure, and non-productive agency downtime. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain.
